When the U.S. Department of Housing and Urban Development (HUD) assumes control of the Federal Emergency Management Agency’s (FEMA) rental program on December 1, 2007, all of the nearly 30,000 residents who were affected by the 2005 Gulf Coast hurricanes will continue to receive housing assistance.  The HUD continues to work with its local public housing agencies (PHA) in reaching out to those families who were identified as eligible for this critical housing program. This will assist them in  ensuring that their rent payments continue. They will also be offered services that will help them get back on the road to being self-sufficient.

HUD Secretary Alphonso Jackson said that “Thousands of hurricane victims still need help. That’s why earlier this year we decided to extend the rental housing program, but for FEMA to hand it over to HUD since we are in the long-term housing business.”

Be Careful On Meticulous Buyers

If you do only two things by presenting your house, clean, and clean some more. In reality, people want to come into a space that is clean and imagine themselves living in there. If there are leaks on the table, toys on the floor, and dog mess everywhere, people are having a hard time concentrating on the space. If you are not having a hard time in cleaning your own space, hire a professional to teach you some deep-clean tips, as they may find filth in places you can easily overlook, like scuffs on walls and smeared light switch plates. Buyers pay most thought to the entryway since it is the first-impression spot for most visitors and in the kitchen and the master bedroom, those rooms should be meticulously pristine. The same goes for any architectural details such as a fireplace that might be called out on a spec sheet.

A desperate move for others in the housing industry could be an opportunity for you. Last October, the National Association of Realtors released a report that the pending sales of homes that were previously owned homes hit their lowest point since the time the data were published for the first time in 2001. Even Moody’s Investors Services expects that this slump will last until 2009.
So if you have money to invest, why not take this opportunity and buy a vacation home? That is, if you know what just exactly what you are looking for, the place where you want to buy. Also, owning the house for at least five years should be in your plan.

David Hehman, chief executive of EscapeHomes.com says that “There’s a margin of safety in buying a vacation home because building costs should continue to rise”.

For agent listings, search online. The internet has thousands of Web sites that for real estate agents. There is however no assurance of quality in their work. These agents are those who have paid the Web site owners to that they will be listed in their directories. One good way to get good ones is to Google search for the top real estate companies in your state. Go to those Web sites,  look up for the profiles of individual agents at offices near you. The agents who are experienced will tell you. On the other hand, newer agents might try their best, and have more time to spend with you. In the Web sites, better look for customer testimonials.

It is very important to give best quality service to clients. A lot of real estate agents or brokers are able to stay in their business because their satisfied clients tend to refer them to their family, friends, co-workers and neighbors.

So, if you are in the market, and you do not have an agent or broker in mind, go–ask the people around you for names of agents or brokers that have used. You may also ask them to tell you about their experiences with their real estate agents or broker. Customer satisfaction is usually the number one priority that successful agents or brokers provide their clients. Customer service is the number one priority-they put the needs of their customers first before their own. Look for an agent who is praised by your friends or family members the loudest, one who goes above and beyond her responsibilities.

When buying property, when you make an offer, ask for the incentive funds that will be applied toward your non-recurring closing costs. By doing this, you are able to lower the amount of out-of-pocket cash that you need to close the deal. If not, you would be required to come up with a down payment and the equivalent closing costs.

Closing costs come in two types: (i) the non-recurring costs, and (ii) the recurring costs. Non-recurring costs are those things that you only pay once, like points and fees You do not have to pay these costs again. Recurring costs are things that you continue to pay, like insurance and property taxes over the time that you own the home. Most of the loan programs available allow you to apply incentives to pay non-recurring costs, with the exception of FHA and VA loans.

Finding Real Estate Agents

January 5th, 2008

It is imperative to have a a good real estate agent or a broker to enjoy a real estate transaction that is painless. There is truth to the saying “20% of the agents do 80% of the business”. It is now a matter of finding a good real estate agent–one who does not necessarily work at the largest brokerage and close the most number of transactions or make the most amount of money. The best agent is an experienced professional, one who will listen to you, one who knows your market, and one who will conduct himself or herself in an ethical manner.

Take note of the difference between Realtors and Agents or Brokers. All Realtors have the license to sell real estate as a broker or as an agent. BUT not all Real Estate Agents or Brokers are Realtors. On the other hand, ONLY Realtors can display the Realtors logo. They belong to the National Association of Realtors and have pledged to the Code of Ethics. This is a comprehensive list that contains 17 articles and the underlying standard of practice. In here is established the levels of conduct that are higher than those requiered by law and that of the ordinary business practices. Only less than one-half of all Licencees are Realtors.
